Over the years, the City of Sanford has adopted several plans to guide growth and development in and around Downtown. Several of these documents are posted below for your reference.

As the development of the Sanford Downtown Small Area Plan progresses, additional documents and presentations will be posted on this page for public review.

Existing Plans

Comprehensive Plan
In 2018, the City of Sanford, Town of Broadway, and Lee County came together to adopt a joint Land Use Plan. The plan serves as a physical and policy plan to guide the jurisdictions over the next 10-20 years.

The City of Sanford utilizes as UDO to provide guidance on zoning and subdivisions regulations.

Complete Streets Feasibility Study
In 2019, the City adopted a complete streets feasibility study with recommendations to improve safety for bicyclists and pedestrians.

Comprehensive Bicycle Plan
The Sanford Comprehensive Bicycle Plan, completed in August 2013 serves as a framework for the City of Sanford and other partners, in establishing a network of regionally and locally connected bicycle facilities throughout Sanford and Lee County.

Previous Downtown Master Plan
The previous Downtown Master Plan was adopted in 2011. The plan included recommendations for the revitalization of Downtown Sanford and Downtown Jonesboro.
